Home Sale Prices Increase in Most Southern NH Towns in 2016

Local Housing Market off to Prosperous Start in 2017

Locally, home sales also began 2017 "with a bang" with 4 southern NH towns, including Atkinson, Hampstead, Salem & Windham,  average selling price of a single-family home up 29%, on average, from the same time frame as last year*.  Although unit sales are down 21%, on average,  this speaks to recent news of a shortage of housing inventory and, as a result, an increase in home sale prices. 

Comparing January 1, 2017 to February 23, 2017 ('YTD')  to the same time frame last year, here's more detail and some local insights;

Sunday, June 12, 2016 - As of today, the Atkinson Real Estate Market for single-family homes is +2% for average sold price compared to 2015 however the average number of homes sold has decreased;  7.6 homes selling per month.in 2015 compared to 4.3 in 2016 year-to-date. Here's a look at what is For Sale, Under Contract or has Sold year-to-date; (Note: Headers in blue font are links to the homes)

With less than 60 days remaining to the fall and 2013 real estate market, 5 towns have already surpassed their 2012 unit sale numbers and 8 towns have increased their average sale price from 2012.

Has the real estate market recovered? Or is it on its road to recovery?  

In comparing 2012 to 2013 single-family property home sales, for the time frame of January 1st to August 31st, Salem, NH  was ahead by 16% in unit sales (175 vs. 208) and by 8% in  the average sold price ($262,930 vs. $285,626).   

The average sold price of a single-family home in Salem is hovering between 2001 to 2002 average sold prices.
